I have emailed her asking for it to be returned ASAP and have been told will be mailed.

I feel like it is worth it as I have been loaning that money out and getting a return of 12-15% but it has been just doing short term hard money loans. 

While looking into this property, and listening to all the various podcast, it seems Multifamily is where it is in relation to larger returns. 

If the LLC is a single member LLC that chooses to be taxed as a sold proprietor (meaning it doesn't file it's own tax return and all activity of the property is reported on your personal tax return) the the IRS still views you as the tax payer for the property regardless that the LLC is the deed holder. 

Frogtown may benefit from the higher interest rates being that the higher returns will fuel investment.

While analyzing it over time you obviously know you have infinite ROI but also make sure to track you ROE or Return on Equity.

I like to hold 1960-1980 built CBS. simply because they are gonna yield so much more return than those newer properties. you like the stable and I like as higher return as possible in short amount of time.
