So hold it until you die and your heirs pay no taxes and you “win”. 

Leveraging them is part of the game.  1031.  

Investment Info:Single-family residence buy & hold investment.

If you have a contractor that does good work, shows up, returns your calls and texts and charges you what they say they will charge you- play their game.

Investment Info:Large multi-family (5+ units) buy & hold investment.

I don’t own anything there currently but I am really trying to find some places there to buy and hold.

But, my thought is, if I could do a 3.5% down, and first time buyer financing...is it worth it, to maybe hold it if I did move south.  

I would also look at how long the repair will take and adjust my holding cost estimates as well.

If I look at my investments in B- and C areas I know that the longer I hold them, the better the numbers typically get.

I worked with a few partners and we didn't have our responsibilities laid out before we began, so the project took much longer than it should've and we incurred more holding costs than we needed to.
