If we are to manage a short term rental ourselves, we'll be driving down there nearly every week to prep it for the next set of guests if the calendar is completely full. 

If you and your partner are planning to self-manage and keep your full time jobs (for now), I'd stress the importance of proximity and convenience to your investment property. 

In fact, the last property we acquired onlybrequired a basic environmental assessment, but we chose to do a full Phase I so that we were more comfortable with the property from a buyers standpoint, but also from a future seller’s standpoint.

How did/do you balance young children, working full time, and still moving forward on the goal of good management and more properties?

Any tenant that is not paying full market rent is a bad tenant that is having a direct negative impact on your business.

Traditional home buyers with families are either fighting flippers for the homes we would buy or seeing homes that the flippers have now priced out of the neighbor hood.
