The one thing I would add is; if you are going to a bank then that is where you would add financial statements.

They have some very attractive investor loan products.

I know there are some restrictions on short term rentals (1 month min.) in the area but I believe even doing 1 month rentals at a minimum, the financials of the deal still work.

As @Jeffrey Sommer said, title takes longer and often times, if there is a tenant, or financial issues, the closing date gets delayed.
