Other issues are: AC outdoor unit trips the breaker - it might be the capacitor; 2 joists under the house need replacing; and some minor plumbing, painting, carpet and tile removal, as well as some small window replacing must be done.We just don't like to sit around and wait, but want to get involved as much as possible.

@Elizabeth Colegrove Enjoyed your Podcast #103.Been to Lemoore. the six mile trip from supply to receiving was amazing driving through corn fields, and never leaving the base.One thing I didn't hear you mention was housing allowance.I'm not buying negative cash flow, used to figuring the positive cash flow properties would cancel out the negative, but I don't do that any more.I look at appreciation and tax savings as extras, nice to have, but I'm looking at the basic numbers not counting on either appreciation or tax savings. 

That would be great if you were able to do a drive by because my trip out there is not scheduled until April as wanting to see the new build completed.

I'm immediately suspicious, so I make a trip out to the property and find all the locks changed and the blinds closed.

To paraphrase Quentin, When people pull up to your STR, do they see a sign that says "Float Tube Trips?". 

I have since tried to schedule as many back to back appointments as possible so the actual trip isn't wasted.  

Oh BTW make sure your new electrical panel has extra spaces for the future, is equipped with breakers that trip on both thermal and magnetic overloads and is permitted. 

I talked to Mike Hills from Real Atlas a while back and will probably be visiting him in March when I go to Colorado on a ski trip.  

PS we are in Phuket this trip... and off to Singapore for 8 days after this.. now there is no 50k real estate in that city state...
