It is my belief that San Diego currently has the least LL friendly regulation (COVID related) in the country (evictions can only be for health and safety items - tenants can currently break the lease with impunity but in less than 60 days they will pay for their violations (assuming no extension)).

Since they are paying, grant their request for six month extension and document it with them signing an agreement to vacate on a specific date, acknowledging that you are giving them a six month extension.

There were challenges though, some tenants decided not to pay during COVD which hurt the cashflow for a while, also we had to do pretty extensive cleanup and some repairs when they left.

I am told that locally sewer alone costs $100-200 per linear sq ft and we need at least a 160ft extension to get sewer onto the property and it has to run along our road as well to connect to each house.Thanks in advance
