This would have been a 6 month project, and im not taking that sort of risk to buy it as is and hope the town allows such plans.What I learned:- FHA is possible on commercial- 203k really isn't that much work- PMI insurance is extremely expensive- Learned about commercial kitchens and fire codes- There are great people out there willing to help- Learned about conservation areas, what can and cant be done- I have about 6 new contactsIm out $900 for the initial HUD inspection, but happy to pay it for the knowledge and relationships.

Honestly buyer's know how they feel about the report and what they want fixed.

Honestly I haven't figured out a strategy for SFH yet. 

It seems a bit extreme to me.

Insurance companies all have different names for these, so make it extremely clear to your agent what you are doing.

@Hatim Barma I can refer you to some top notch agents in central OH, but Harvey and Brad would be 2 of the 4 I would say connect with first as they own their own investments, have solid networks/experience/exit strategies, and are loyal/dependable/honest/fast/communicatable, etc.

Honestly, at the time it was about all I could afford that I was willing to live in.
