Thanks David.But your explanation raises the question:  if I am completely hands-off how would I ever  know that the PM company is acting appropriately, ethically, and effectively ?

Someone who knows thier work ethic and ability will quickly agree to terms because ultimately if they believe in themselves they will make more money with you.I would draft a proposal and float it around to various property managers and see the occupancy rates and asking for rent they recommend.

When i find a great landlord live in multifamily deal and the numbers make sense in a decent/good nhood here in the Bronx, I intend on being the best and ethical landlord that i can be, being careful about being too nice and not firm enough.  

I believe it is a very ethical way of increasing NOI and subsequently property values.

Here in GA some questions require the BEST answer, especially the ones that are ethics related.

Ethical is necessary but not sufficient.

But wow - the work ethic there is so bad.   

Corporate ganging up, fun stuff ^^ I also believe in franchises (even MLM is not on my ethical blacklist), but if you have the spunk to do it yourself, then all the better.

I want my listing agent on my deals to have a fierce loyalty and willingness to use all reasonable and ethical tactics to get me top dollar.
