The brokering without a license thing goes roughly as follows in roughly every state (check up for yourself).Essentially- if you want to make money by bringing a buyer to a piece of property you must own it.

Also if you are a bookworm, check out the list of BP's 21 Best Real Estate Books, and start checking them off.Philadelphia also has some very useful online tools to access public records.I live/work in the city and am happy to discuss REI there anytime...Best of luck!

Leverage can always be a good tool in your warehouse.

Essentially, it doesn't fit in the neighborhood given its current use.The seller has agreed to move forward with the attempted re-zoning and will do whatever I need him to do on his end.

The first 11 properties were essentially 100% financed.A friend of mine acquired 7 properties by buying a property owner occupied, staying a year or so then buying another.

., landlords are in competition with each other and may not be able to pass on this cost as a result; water company is not in competition with anyone and will be able to pass on the cost.)This is already the rule in most places and has been essentially forever.  

All three are great reads but i believe the last two are essential if you are looking to start flipping.Also, attend REIAs.
