With 4 people you should absolutely hammer those down and try to minimize the notion of splitting 4 ways equally and figure out the most logically split based on interest and input.

Lenders, like realtors, are not all created equal.

My belief, while maybe baseless, is that tenants would be upset with each other over messes, time management, "borrowed" items.  

My belief is that being 26 years old , I will gladly spend the next decade or more working to build something that I believe will be able to last for quite some time.

Note: if your car or any other fixed loan has a balance that’s equal to 10 payments or less the lender will not count it so no need to pay off (I.e. car loan has balance of $4,800 and monthly pmt of $500 your debt will be excluded).

I would suggest that whatever you decide, you should make sure to apply that new policy to all your tenants equally to avoid any type of discrimination accusations.Maybe you can just make a policy that gives a three week grace period for tenants who notify you in advance that the rent will be late.
