I get a kick out of some of the adds, they want you to have all your own tools and equipment, truck, IPhone, insurance, contractors license and knowledge but unwilling to pay a fair wage.   

Based on what I know about you and your situation (almost nothing) I would recommend you get a job and ensure you are financially stable before pursuing investments.

But fixing this yourself would be fairly easy.

Be reasonable, communicate clearly but firmly and above all be fair.

All three of these protect my license and ensure I receive a portion of the assignment fee.  

Fair warning here - typically, you will get young professionals as roommates in this situation, but the numbers typically do work better than the multifamily properties. 

"Well seller, my full time job that pays me $100K+ makes it so that I am not dependent on the commission check from the sale of your home to pay for my kids to go to school - instead I am motivated to ensure you get the most you can" - try that one out.

Just curious as I have started to make a name for myself on my inner circle and are now starting to get people coming to me who are willing to put up their money with me as they see I am doing fairly well.

Once you do this a few times, you get fairly accurate.

Path forward might to be to handcuff your parents to ONLY properties that will cashflow as a rental, and have them pay fair market rent.
