After some research it has been found out the family of this gentleman are all in the medical field (DR's Nurses and etc) that vouch for him and use this person to twist a system around that was meant to help those with disabilities to one that abuses the system for Money.

With that attitude I would have seriously considered using the emergency provision in my lease to gain entry and appropriately sanitized the affected area of the carpet.

Then I look at the collections, medical bills I am fine with but any utility/phone/cable bill in collections is a red flag

I am working on a possible deal here.Our real estate goals are to do fix and flips to build up our cash reserves and then start buying cash flow properties to build an ongoing residual income for retirement.I am an IT Specialist for the Federal Gov't and my wife is a Medical Administrator.

We also keep plenty of cash in reserves for emergencies and to accumulate more properties.

I live in the same county and have raised my children there (one recently got out of the Navy, one graduated from our medical college and is making at least twice what I do in my medical job) and it still grinds my teeth when, frankly, white applicants comment how poor our schools in my county are and "want" to rent in the next white bread county over but DON'T want to pay the higher amount of rent they'd need to do so.

We are heading out of the country for a 21 day vacation and I am thinking ahead to make sure I have proper arrangements for managing our properties and in particular attending to any emergencies while we are away.
