BTW, in my experience these two faults often cause sellers to discount the most, and yet I've never had a buyer hesitate to buy once I show the documentation of the repairs.I tend to do ALL work myselft, (except some electrical and A/C), since no one else cares enough to do as good a job as me.

I know in Texas at least you don't have to be there and you can just fax your signature on the documents that they fedex to you.
