Before you do anything with it, get educated.

I moved to the Cookeville, TN area a little over a year ago, and I've really spent a large majority of the past year educating myself on multifamily rentals, BRRRR and other real estate investing strategies.

Educate yourself on what a good property manager looks like, then shop around and compare prices.

Part of the process is educating them, answering questions, being transparent about both risks and upsides, which I'm sure you do.

I think much of the frustration on this topic for many consumers comes in a lack of education.
