The previous landlord's garbage system was the following:Each tenant is responsible for taking their garbage/recycling to the outside bins and then they were paying one of the tenants a nominal amount to take everything to the curb at the appropriate time.This system seems to put all the responsibility on the tenant being paid to keep it all neat and tidy but since the other tenants don't care the garbage is frequently a mess and everybody is complaining despite the fact that its everyone's fault.

There's definitely a learning curve and a much larger time investment in the beginning as you set up systems and get to know your property and market, but set up good systems and a good boots on the ground team and it can hum along in the background for the most part.

Our leases include a portion dictating how often "guests" are allowed to stay and anything over the time allotted they must be ran through the system and put on the lease.

What might be concerning is that labor, appliances and systems e.g. furnace, water heater, etc. probably cost about the same for a $50k prop as they do for a $350k prop.
