We invest in Portland and the West End......you just have to be strict about how you screen......have a criteria and stick to it...... run yours numbers and don’t get anything with tight margins for cashflow......there are some nice areas in the West...... drive around and you’ll be able to tell......

When you have an OOS property with a reputable Turnkey provider (or a truly solid, reputable PM, if you go the DIY route and assemble your own team) it cuts out the possibility of driving by, checking on tenants, etc.

also depends on your market.. some the deals are just there you simply need to drive around others its tougher and most are gotten on MLS.

Hi,I have been interested in real estate for a long time, and this website has great information.I have been driving around and taking note of distressed properties, my next step is I try to find the owners information and call them to see if they are interested in selling.I finally found a very motivated owner that wants to sell, the problem is they are asking over double the market rate for the value of their property.
