I know this patch job looks like crap, and we seriously regret doing this project in the first place.But moving forward, we went to hang a 4lb fixture today, but discovered there's no stud or support under where they patched it and where they pulled the wires through.

Most standard washers / dryers are ~27in on their minimum dimension, and the only doorframe to the room happens to be 26in wide.

Most of those loan products are stated income so there is no income verification 70% to 80% LTV is the standard for new purchases- (You did not mention credit but there will be credit score min requirements for these type of products)

My hope is that it can either help squash some fears or help one person avoid some of the mistakes that we made.Quick recap, my wife and I moved to Wilmington, NC a couple years ago, discovered Bigger Pockets at the same time, and after renting for a year to figure out the town, we bought a duplex at Carolina Beach, moved into the upstairs 3/2 unit, and starting trying short term vacation rentals in the downstairs 3/2 unit.

You'll be amazed how many people have claimed they will empty the rental only to discover they've taken a few items of value and then left you with everything else.If they haven't provided a point of contact, or if you want to confirm the point of contact, you can always visit them at the location where they are detained and ask them.
