The auctioneer starts by calling the case number, property description, address, and hcad number, estimated value and minimum bid.

The goal is to get a more descriptive and hopefully accurate number.

I was not looking specifically in Federal Hill but I would imagine you would see similar numbers for 3- and 4-family properties there.If you find properties that you would have liked but you missed them (i.e. they already sold), sometimes you can pull up the old listing description with the rents and use a standard operating expense ratio to calculate the cap rate of those sales/properties yourself, and thereby derive your own market cap rate for the types of properties you’re interested in.

That mean changing some of the description, or changing wording in your photo captions, or adding or changing photos. 

Make sure your pricing is right your description is good, your photos are solid, and give it some time.

Sometimes property addresses are listed, but the announcement at the sale is that they are sold by legal description and not addresses.

Things like this make me want to learn to write apps more...I just want something that will track route, allow me to take photos and type a quick description at low to no cost.
