The contract (if you want to call it that) had no description of the property, location, etc and no loan terms (he had projected I would earn somewhere around 40% ROI and up to $2.5K a month via passive residual income, which sounded all too good to be true, and it was).

After all expenses: I profited $11,800 in rent over these 3 tenants, who also paid down my mortgage (approx)  $30,600.Got my real estate license earlier this year, then without knowing anything about how to list a home, took some pics, wrote a nice description and sold the house for:  $265,000- realizing a profit of $112,000.

Legally you are bidding on legal description that is included in the plaintiff’s paperwork that hopefully aligns with the lis pendens filed.

Like @Aaron McGinnismentioned, QB Premier is your best bet, it has "Class" separation feature where I use 1 "class" per project, and have "trade" accounts, however, I use my Trade for subcontractors, and unfortunately, all my materials are in one place, it is too time consuming for us to trace per trade PLUS per receipt; but to answer this question, your best bet is to input/import all your receipts on excel, have columns like project #, description, qty, unit, unit price, amount, tax, trade, comment.

To sum it up, because I wasn’t more specific in what was written on the ‘work description’ of the invoice, I couldn’t definitively say “you are absolutely wrong” ,however, what he and I verbally discussed, as well as what was written on the invoice were in sync with what I was saying.
