It doesn't have to be completely up-to-date.

They are not getting any easier either.The 45 day identification period is hard and fast, miss that date and you have a fatal flaw for the exchange.

But, I do have all of the text messages he's sent me as proof, and I do hope that would stand up in court.Also, I told him numerous times to write down any issues and put it in the black box, to date, he's never done that.  

No need worry fellow non contractors, J Scott also has a great book for estimating rehab costs. 

If there are two first days of a month that are equally close to the middle of the year, use the earlier date.
