Here's a few lines from a local bank's recent SEC filings regarding notes: "During the third quarter of 2014, the Company identified problem assets and began the disposition process under the asset resolution plan... the Company transferred $11.2 million of loans held for investment to loans held for sale in anticipation of near term loan sale..."

You will generally not be given an account to pull credit without an office and often times proper protections in place to ensure that data is kept secure.  

It could be pretty chaotic with this bunch :D  How would you disseminate and archive the important data!  

Hi Rick,           Thank you for your answer to my question, I know about that data base.

My husband @Bruce Mar sources our properties, and has several list serves that send him data daily.

Once they have this issue, even if mitigated by a licensed contractor, they still must have this disclosed upon sale or transfer.

To know the value you would need some historical data, and some very good management cost numbers.

Please don't judge, my wife got a job transfer and when I called up the mortgage company to change the mailing address of where my statement/payment coupon was being sent to they asked what I was doing with the property.  

Your state may allow you to transfer title on death without going through probate.Ask your attorney about "Transfer on Death" deeds and "Beneficiary Deeds."

To be sure we meet the deadline, we did the funds transfer on March 12.... cashier check to the title company.
