Appreciation is definitely a great strategy but I don't see it being as beneficial to cashflow early on in investing.

Agree that amount looks very small another option, not sure what your goal is, but if you are looking to purchase some down the road, change up your strategy and maybe do a personal line of credit for now.

I've struggled to find deals where a positive cash-on-cash return would be possible or even breakeven.Expert advice neededI am curious to hear from other investors what types of house hacking strategies has worked in Hawaii (or similar markets). 

@Justin Stryker.  1st:  Contact your MLS customer service and just ask what the differences [with them] are to switch to non-Board Member/Non-Realtor. 

I figured asking would be the best strategy but definitely wanted to have some ranges like you mentioned prior to sounding completely ignorant.

For online rental payments I use Apartments.com as it's free for both me and the tenant and they have good customer service when I call them. 

I reached out to Arcana (now MSI) as they are recommended by a number of threads I've seen on Bigger Pockets...They don't deal with customers directly, but did offer a list of agents/companies that will.

I am interested in flipping houses and rentals but am also open to other strategies as my knowledge and experience increase.

Knowing what you can do first helps determine what strategy makes the most sense.
