Each Entrance should be planned with the exit in mind, and each exit must be set up to lead into the next entrance (plan) seamlessly. 

Just make sure you do your research in the meantime and set yourself up so that next one becomes a homerun, then the momentum will really start.

You can also sell and pocket the cash + pay capital gains and depreciation recapture... or you can spend some money and set up a 1031 account which will force you to make a quick purchase.
