Some were better than others, but they all had elements of it that I didn't agree with, or lacked that I thought was important.

The article includes heat maps and other statistics related to rent/sqft ratios in different rental markets throughout the country.  

Shared well, separate 3br septics that have been inspected and are good (Have to add a holding tank per Health Dept. as new regs require 500 gal holding per bedroom and both are 1000gal tanks).This is a country setting on outskirts of town (7min drive) and 1/2hr to 45min to 4 major cities where most employment is. 

Is this legal if they agree? 

I think it is a great idea to present a couple of different options to sellers, one of which could include offering a few thousand dollars down and pay the remainder of the purchase price over time, with agreed-upon terms like length of loan, interest rate, amortization, balloon payments (if necessary).

@Jim Carson   I am not very familiar with NWI market, and agree with @Edward Rhoads in regards to wether you are wanting the profit or cashflow. 

Then I sort it by out of state/country owners.

However, both parties have agreed to sale at a price that I can agree upon.
