We are in our early 60s now, and would like to avoid having to eat cat food when we are 80+. 

This is just food for though should you ever purchase more rental properties. 

It's catered, the food is always good :)

In your price point, it's really hard to find anything that isn't hammered and had meth cooked in it on the MLS.

What you've got to consider is that the mold is in one area BUT it is spitting out spores which are going airborne and traveling into a humid, food-rich environment.

Cleaning would be afterwards & could not offer food service for the guests.

Most people use their family and setting a stability for them so, when you make that call think to yourself is this person paying my bills, is this person helping me put food on the table?

Just some advise for those of you wanting to meet new and seasoned investors like yourself; try to get there early around 5:15, a lot of the networking goes on from 5:30-6:30 ( plus food and drinks are provided)   :), and if possible, stay after and socialize in the bar, no drink required.
