Sounds so wrong to pay off a bad tenant to leave but is probably 5 times cheaper than booting them the hard way only to find your assets destroyed.  

My concern is that if I purchase this property, I'd be waiting 2-3 years to build up another down payment on a second property. 

That might help us get a better understanding of your concerns.

I would wait until your tenant leaves before making those kinds of improvements.

This isn't something I would leave to Bigger Pockets forums the laws vary widely by state so it would probably be best to look up the law or talk to a professional in your area, (not over the internet) who knows what they are talking about.

The last big concern with a solar roof lease is the roof itself.
