I would like to start building my portfolio for long term income and get into larger apartment complexes and commercial property.Any comments would be appreciated!

the places i called are individual stores on the side of the road or in an industrial complex with not much traffic. i thought they would be under 1k for a tiny counter like the one i need. i have not found an individual dealer/installer with rock bottom prices.i agree that 700 more is worth it for a flip, but does not make much sense for a rental unless it's higher end. taking a laminate off and replacing a cabinet is a breeze compared to breaking the granite to get to the problem.

I have heard that the legal aspect of getting finance from private investors might be complex. 

I had a client before that wanted that, we spent 150 hours compiling it, so I charged 2k for it, but that was a complex need.Making scope is not hard, all you have to hand your contractor is something like: Price tiles at $3/sf, if I choose more expensive, I only pay the difference.

I'm turning 32 in Sept. and just got my college diploma last year and working on my degree at Sheridan in Mississauga right now.

Half the time, I love the simplicity of MFH and hate the complexity of SFR, the other half of the time I love the returns and exit strategies and fully-amortized mortgages of SFRs and hate the risk of MFHs.  

There aren't turnkey companies for apartment complexes that I know of either (in any market).
