As the value of my primary residence has continued going up, I've now closed HELOCs on it THREE different times.

While mortgage+ taxes may be similar to rent, you are not paying down the principal early on in the mortgage and closing costs on either end are likely to add up. 

Realistically, if you have a connection to all the vendors necessary and the property is in an area where the quality of tenants will be good, you do not need a PM.
