Without limits, STRs tend to eventually get banned altogether as they erode the character of the community.

Check Apts.com if they have anything in that market.  

We are upgrading with Luxury Vinyl Plank (LVP) flooring, this is an appraisal point and they last longer than the standard flooring, The extras windows (free), granite countertops because once again it helps with appraisal but also last a long time and they check a box for renters, and a few layout modifications that i believe add more value and let the units work better given the site layout.

As for books, if you haven't already, I highly recommend checking out "The Book on Rental Property Investing" by Brandon Turner.

I avoid checking the cameras at all unless there is a specific security or guest concern that warrants it.

I know this isnt what your looking for, but I had a property go vacant while i was rehabbing it(I didnt check the mail ever) and have gotten an insane amount of cards from wholesalers/investors.

Navigating through the se of options, I would recommend asking people you know who have experience in whatever it is you are trying to do for their referrals, cross checking what they say with any online reviews, and coming to your own conclusion after speaking to them yourself.

Bank statements are nothing but a sanity check in case you think they provided fake tax returns maybe.

It would be like writing a check to yourself.
