Although, I am moving our summer inspections to the fall when the weather is wet and it will be easier to find any roof leaks.

If I were you I would work on the rain guards first since it's the middle of the summer and the fireplace will be the last thing that needs to be used.

Tenant friend thinks, my landlord friend won't mind if I pay rent when I get the money after making bail from the party at the property in celebration of my prize winning ptibull (sp) breeding/fighting operation I'm carrying out in the basement and back yard of the property.

ADOM was ~40 days so probably not an indication of a "strong" rental market (most homes in the neighborhood are indeed owner occupied), but maybe just enough of a demand to allow us to lease it out for a couple years before letting the property go.The other issue is that we probably won't be able to move out of the current house until late Sept / early Oct, so might miss the "summer move-in" widow just slightly...

Thanks Josh,  I've actually been commuting from Everett, WA (suburb north of Seattle) to Astoria, OR for work all summer.
