I've even had issues with lender requiring repair for holes in interior wall from a removed speaker system, holes in carpet exposing slab, oven not working at appraisal, so a lot of what many see as minor issues can cause lender to not approve the loan.

Now my insurance company (USAA) is telling me that they can't cover it because no one know the cause of loss.

If we use a title company that is not investor friendly- that can cause a lot of issues with closing because they may not understand the assignment process or wholesaling all together. 

The lender said it was a computer glitch/typo that caused this.

I did ask them point blank if they wanted to stay in the home and they look genuinely surprised, saying they loved the house, and they were sorry to cause issues.

I'm always willing to make adjustments for the right cause so I'm open to all advice you may have.

So file for eviction, cause, failure to vacate after notice. 

The entire floor in the kitchen is rotted away do to the roof being in such bad shape it leaked causing the floor joist and sub-flooring below to totally disappear, this is also common in 2 other areas of the house.

Thanks Steve Vaughan I'm going to have to check up on that cause she does not want it to effect her taxes .

Which is obviously causing prices to jump.
