I agree with wanting the first one to be a "win", I'm just concerned that makes it harder to find something that will cash flow.

We were going to start gifting them money to help cover those expenses when the idea came up of buying their house to give them a cash infusion.

If this is an investment property that's leased and performing, DSCR cashout is probably the simplest path. 

Utilize Your Equity in the Multi-Family PropertyCash Out Refinance: Since your multi-family property in CT has significant equity (around $200k), consider doing a cash-out refinance.

They designed the hell out of it, added a hot tub, and they're averaging $80k for the first two years.
