I'm plugging along.

Most of my prospective tenants are 30-somethings and want privacy and wi-fi, preferably high-speed...So I have tried a little device that plugs into the wall outlet that is suppose to reach other connections...but it does not work to the house in back...any other suggestions.

Utility meters are separate and tenant needs to pay all utilities.After I find a property that matches my rent ready or nearly rent ready condition,  I plug the numbers into the BP calculator.

Also, I notice that I don't always get the same result when I plug in the same address on a different day.

So for me I enjoy never going to the gas station plugging in at home at night like a golf cart and never having oil changes or service. ( unless something breaks and they do break it is a vehicle after all) but the majority of the little warranty items were taken care of in my driveway with the mobile service.   

You'll want to work with a lender who is responsive and plugged in so that you are kept informed during your home search.
