However the thought of focusing my energy/resources on rentals seems like a better fit and something I'd be more comfortable with.Would you bounce back and try flipping again to prove you can do it and to learn more, or would you focus your energy on rentals?

We now have a new smaller energy efficient home in Southern California and have finally sold our previous home after having it leased for three years. 

I wouldn't suggest advertising to everyone at the meeting you have $50K burning a hole in your pocket, but keep that as your ace up your sleeve so when that good deal presents itself you're already able to pull the trigger without having to secure the funds (because you spent all that money on a guru course)..

Plus a 4 unit is an opportunity to learn small mistakes and determine if it is even something you want to invest more time, money, and energy into.

Seems like I should put my money, efforts, and energies in other areas of Sacramento until this region cools off a bit.
