I find much of his advice laughable and think a property walk in one of his places would have me leaning on door frames trying to catch my breath from laughing...I do not recommend you follow his advice any further than the knowledge that sect8 rentals can be productive and if you want to get crazy you can minimize your expenses and still pass inspection.Ok- when I buy a house...circa 1940...my goal is to make the neighborhood better...call me an idealist.

Although I think some densely populated areas of the country the RE will take a while to recover from covid shut downs killing off the small businesses & these lefty leaders who are letting crime get out of control & horrible at attracting business/jobs to the area...like NYC.

Possible problems: mold, fire from using lots of power and funky cords unattended, bugs (white flies, gnats, mealy bugs etc), attracts mice, high water use and high electric use alerts utility and police, the neighbors can smell it and attracts break ins and theft, bad guys, and so forth.Don't know what your lease says or how you feel about the risk but if there are twenty plants you are responsible, you can lose the property if there was a fire or a raid.
