I am looking into option what can i do at this point selling I dont think anyone would pay me this much since the value of the houses are slighly going down in NJ. what would be my options at this point?

Many "deals" that happen on the courthouse steps are for a small first mortgage, but there is no equity in the property once taxes, liens, judgements, 2nd & 3rd mortgages come in to play.

However, we only had the inspector inspected the whole building, but not did not go deep into inspecting the roof itself. 

We could have sold and rolled the proceeds into the next deal, but we decided to hold them.

A few additional savings hacks I layered w insurance, was to move deductible up and find break even sweet spot on annual premium.

Hey @Jeff Langley - I've never run into this scenario, but thinking from the terms of a guest, I don't think I would ever care if the Airbnb hot tub was wood heated or not. 

I’ll take  a year or so to refinance those into a long term loan and then use their funds for a different property.

When you intertwine the finances of properties into personal accounts, it makes your job of financial reporting and bookkeeping very challenging.
