Conventional on a flip is a non-starter, don't bother.

I think even I could read an ad like that and stop if it was bothering me before I had to spend my time on an angry response.Two full paragraphs is way too much for the guys I work with.

When you send a NON motivated seller, or even someone that does NOT want to sell, a mailer, sending them to your facebook group or your youtube channel, instead of bothering them, you offered value.

You KNOW you are ruining their afternoon/evening, and you know you are bothering them.

If you have a good tenant and they are keeping the unit clean and not bothering anyone then you don't need to be popping in all the time.

We always have said no in the past because (a) it bothers us that people who are on government assistance get to live in a palace while those working hard every penny they live off of must live in far less luxurious homes. 

I also have one page of "House Rules" that include: don't make noise/smells that bother neighbors, only currently registered vehicles may park on the property, no car repair may be performed on the property, no smoking in bed, no illegal activity, outdoor cookers must be used more than 10 feet from any structure, etc. etc. etc.

Unlike section 8 tenants, these will never go vacant/have turnover. never have rent court, never have eviction, never get destroyed, never have hcvp bothering you.

Touch up paint done by a handyman is not that expensive and I highly doubt the tenants will bother disputing it anyway. 

This seems to bother a lot of people here.
