I just wanted to come on and say hi to everyone I started my investing a few years ago with a small 2 bed now I'm on the 5 house and in the process of doing my first multi unit brrrr project i have read a few of your guys books wanted to say thank you i just found this website and it has been very helpful 

It's a 3 bed, 1.5 bath semi-detached house. 124k purchase, 25k to rehab.

I look for flips, 2-3 beds with space to add another bed or bath in these 5 neighborhoods.

Took 4 of them 3 hours to remove everything and it ALL went in the dumpster , clothes TV , They went to the bed and there were BED BUGS .
