I would be selling services on an arm's length basis.For D, I wouldn't be transferring plan income.For E, I wouldn't deal with the income or assets of the plan.For F, there is an exception for "the prohibitions ... shall not apply to (2) any contract, or reasonable arrangement, made with a disqualified person for office space, or legal, accounting, or other services necessary for the establishment or operation of the plan, if no more than reasonable compensation is paid therefor"--which would seem to apply.Am I missing something or just reading it wrong?

:)I doubt you'll ever get a 30 yr fixed, you may get a 15 yr ARM or a modified rate structure from a small bank in your area.

Some of the paid speakers on the circuit are interesting to hear (their niches and strategies) but then the last 30 min are the windup-to-the-pitch but rest assured they're arms have been twisted to get you a great deal they don't offer anywhere else (at least on that day) ;>)

(obviously there are going to be some other costs, probably about $10k worth as a safety factor.But it is a nice easy way to do a project with very little money down and not having to pay interest costs.
