A friend of mine told me about her parents' vacation rental arrangement, and this setup really appeals to me. 

Smaller towns hold the most appeal for living but more populated areas are where good investments are found so it has to be in a reasonable driving distance from a somewhat larger city. 

Should I be adding curb appeal?

The school district appealed my assessed value for this year which I did not see coming...

To appeal it I would have had to pay for another appraisal and they would have taken the median price between both.I went with another bank that gave me another appraisal only 5% below my estimate value, but this bank had an APR a little bit higher than the first one.

A coat rack and shoe area would probably be more appealing to most tenants.

This was just an appeals meeting.

It’s an out of state vacation rental property, the “idea of which” is appealing to the buyer; though he hasn’t looked at anything specific yet.
