Hello! After being outbid on multiple other properties, I am finally under contract on a duplex for 435k. It's a 1950's home, has long term month to month renters at 1200 each. On septic that hasn't had proper inspect...

Ive started out about a month ago and been cold calling nonstop but have yet to have any interest. i try to make offers when i can and seems like to foreclosure lists is way too small. should i try going into a bigger market like austin or houston and do it all remotely or keep it in SA?

I am tracking my conversion numbers, recording my cold calling sessions so that I can review them and share them with others for feedback.

My recommendation: 1) get the tenant out of the house for 2 days (max) (give them a few gift cards to places like UberEats, Chick-Fil-A, Ruby Tuesdays, PeiWei, or Outback Steakhouse (if you want them to love you forever and forget about the nausea, I recommend you go big)....throw in a gift certificate to Cold Stone Creamery (they're hot, right?) 

A call to the MKE water department said that they would provide the meters for free, I think it's just some kind of permits to be pulled and then the complexity of the plumbing pipes (splitting out both hot and cold, per unit).I feel like this would actually be fairer to the tenants as well, as I am going to have to raise everyone's rent to cover the water bills and feel like it would be more equitable to divvy them according to their individual usage.If anyone has any experience with this or ideas, I'd love to hear them. 

Has anyone checked that the ducts are sealed and is  it losing heat because the attic space it goes through is cold/hot. 

I am having full blown anxiety attacks over this.
