I don’t wholesale personally as I think it has a terrible ROI but if you are inclined to seek out distressed properties, the only real scalable option are FB advertising as Account Closed suggested or direct mail with an well organized, scripted telephone program.

Another way I will support purchasing SFH's is to have a General Contractor that lives where you are buying out of state and you feel they are trustworthy, experienced and communicates well.Be careful when paying for work done except for maybe an upfront fee for materials.
