What are you looking to achieve?

I like to tell folks to have some type of goal in mind - in other words - what is it you are looking to achieve through investing - of course the cash flow and appreciation - but quantify that a bit - is this to replace your active income, is this to diversify your portfolio, to hedge against inflation, etc - by having a specific focus it makes it a bit easier to figure out which direction to go, what types of investments to point out to you and get you closer to what it is you are trying to achieve. 

They are more likely to be able to motivate and problem solve the issues with the current builder to help you keep the schedule moving.

Drive for dollars (drive neighborhoods and look for fsbo signs) find distressed properties and ask if they want to sell, or hook up with a motivated local real estate agent and have them do the leg work for you and if they find you a deal pay them the commission they deserve. 

REI Gurus,I am a new investor from St.Louis and closed on my first property this week after getting stuck with analysis paralysis for over 6 months. 2021 Goal achieved, a lot of people here at BP extended help very grateful for that.I am now getting ready to list my property for rent and I am not able to get all the features working on the Steam Shower Jet Tub like the foot massager, jet options. 

Not easily, and very achievable with great return for the effort: the ability to say the word “no.”

If the cash flows align with your long term goals, then maybe consider keeping it to achieve your 20 door goal.

Purchase price: $1,600,000 This property was purchased due to it's stable cash flow and motivated seller.

I believe if I can achieve that I can be on my way to FIRE.
