As a former property manager in NYC I suggest that you get the list of which unit had what done and go have a friendly visit your tenants.

I have to do this in order to allow me to have ease of visitation otherwise I'm stuck with 2-4 weeks a year.

I'm still new to REI myself but what I can say is to listen to the BP podcasts, visit local REI meetings and setup some keyword alerts for your particular area.

I've had more than one conversation with each dog-owning tenant, gently reminding them of the "pet waste" agreement, and saying that I basically don't want to see, smell, or step in dog poop anywhere on the property, pointing out that it's a health-and-safety issue, not just about pleasing me.Still, I see dog poop when I'm visiting the property--and I don't go looking for it.

A friend of mine in Australia bought a home in Youngstown late last year for around $8k, which we visited in May.

If vacancy is so high, there has got to be an issue with the insides of the units...have you visited the property in person?
