If its not included in the judgement, I'd be hesitant to deduct them.btw: If  the eviction was simply a 30 day notice to terminate the lease because you wanted a new tenant and not for failure to pay, then you likely only have a judgement of possession.

With a renter, they will not be able to give you possession of the home at closing - which is what most purchase contracts explicitly state.So you should have final say as to the tenant seeing as how you're going to have to inherit them as part of the purchase.

The escrow remained in the possession of the title company throughout the period of the court procedure, which has just ended, with the title now clear and ready to close.
