We're looking at making a personal investment in a parcel of unimproved land (no utilities currently) in the limited improvement district of Perry Park in Larkspur.  

Free standing two-car garage, driveway parking, shed, unfinished basement with ample storage.

Plus everyone puts too much weight on the $/sf cost... because that doesn't include land development, paved parking lots, curbing, stormwater sewers, possible retention pond, civil engineer, architect, etc.  

Its a marketing issue if this is your path.Be leary of national RLMOs who toute use them and you can originate more than 3 notes per year...  

That has a lot to do with the properties I target and the risk I take.It is not likely a bank will work with you, especially if it is a large national or regional bank.

Although the initial uptake is slow (I'd recommend budgeting in some advertising), it ends up being a really sustainable product if there's ways to build/park the tiny houses near entertainment districts (i.e.

what are setbacks required for sidewalks, landscaping, parking requirements, etc. 

We've got guys and gals who specialize in wholesaling, Single Family Residence (SFR), Mobile Homes/Mobile Home Parks, etc. 

In more recent years I've acquired two homes 1) a rental condo in Takoma Park, Maryland 2) a town home in Laurel, Maryland (my current residence).

This leaves about $10K to cover all ongoing exterior maintenance repairs, plumbing issues, appliance replacement, yard work, plus creating a reserve for parking lots and roofs.
