According to Bawa's approach, Philadelphia's population growth is only 4.4% over the last 20 years and other cities like Account Closed mentioned, Pittsburg, McKees Rocks, Brentwood, all had a population decrease of -10.2, -11.6, and -11.4 respectively.

House Hacking 2.0 has the additional benefits increasing capital (partners provide cash), decreasing risk (spread out among partnership), and increasing loan worthiness (partners provide loan worthiness).I am a fan of low/no down b/c instead of money going towards the acquisition it can increase financial reserves; provide money for more properties; and massively increases cash ROI %.

Any investing strategy can work including adding bedrooms, but it comes with slicing and dicing up units that increases cash flow but decreases quality living space, and decreases the quality of the tenant pool.I like B+ class units with tenants that care about their credit score.

But most importantly (b) I get a strong sense your the personality who NEEDS it to be away, so you don't sit and fret and hover on it all the time, which you will if it's close by, and ironically being a "helicopter landlord" is what will greatly increase tenant issues, not decrease them. #2 - PM use is a MUST.
