I am wondering if there are any real estate tv shows that I could watch and learn from.

The roofer without insurance is what scares me,,if I am hiring someone to clean up the yard or various odd jobs, I'm not overly concerned, something like getting on the roof, I will work with a 'real company' and have a copy of the insurance.I know people that get anyone to put a roof on,,if you've ever watched those guys going up and down the ladders hauling shingles,,you know you want them to have insurance

Any tips on what to watch out for before, during and after the inspection?

You can search within so many miles of a city, etc.Also, this forum is where meetups are listed, you might want to monitor it and watch for any local meetups.

There are good properties out there but they might be simply overpriced and you have to watch them for the seller to get motivated over time.
