Typically the BRRRR method (in Memphis) is basically carpet, paint, light fixtures and a mop.  

My first property needed a new bathroom, new flooring, patching to the roof, plumbing changed out to pex, the faucets and fixtures, and several other misc; I was terrified at first.

At first glance, it needs:Exterior: Roof, Siding, Gutters, Doors incl Garage door, Garage wall repair (there is a hole in the wall), Driveway (gravel & asphalt are common in the neighborhood)Interior: Drywall, Flooring, Cabinets, fixtures   250,000 ARV/Selling Price- 25,000 Profit- 110,000 Rehab costs (complete guess)-    4,000 Purchasing costs (inspections, etc)-    7,500 Holding costs (based on 6 month rehab)-  15,000 Selling costs-  15,000 Contingency costs     73,500 Maximum OfferI think the $250k sales price is low.

As an example maintenance on a high end home with custom features and fixtures can cost more to repair.

Raise the rent to 1500 if the home after rehab is worth 160 grand.Rehab costs are always more than you estimate so be prepared for some possible sleepless nights.Concentrate on getting the roof,plumbing,and electrical in good condition and really check hard for foundation cracks,leaks,and serious damage.Use attractive ,yet affordable fixtures,cabinets,and appliances to attract good tenants looking to pay more for a fine rebuilt home.

Might need all new wiring, all new plumbing, appliances, fixtures, doors, windows, etc if someone has stripped it.
