Hey Jean, no hard rule to this but with properties I've sold, I always think it's best to communicate with your tenants to get ahead of any potential issues.1) Potential buyers will likely need to walk the property, so you'll have to schedule with your tenants.2) They might see the house on Zillow, Redfin etc and think "Am I going to get kicked out?

i cover pest control and lawn care on my stuff. keeps down on issues and i know the place looks good. for my student rentals i also build in a quarterly cleaning fee where my cleaning lady comes through and does a deep clean. extra eyes on stuff and parents happily pay it to ensure their kids have a solid spot. pass through cost for me and well worth it. 

What developers used to be able to build 2 units on a 25x100 they can now build 3, allowing them to offer more for 25x100 lots and profit more off these builds.

If you can take on another job or work more hours to build up some savings you can get a primary residence with little to no down payment if you can find the programs in your area. 

Build equity over time and take advantage of tax write offs and appreciation. 3-400 a month on a 70k investment is a 5-6% cash on cash return - you can get that in a high yield savings right now, and, that's objectively a lot of cash to shell out. 

I get it, build a team, hire professionals, blah blah. 

I have dozens of BRRRR's in this market and the biggest key to success here is 1 - finding sources that provide consistent deal flow2 - finding a contracting team that is reliable, communicates well, priced well, works in a timely fashion and most importantly has time for YOU.
